Pre Purchase Inspections

Find out about any potential issues a home might have before you make a purchase.

We are known for being thorough on home inspections and will make sure you have the important information on the condition of the property you’re interested in buying. Our approach is systematic, and our reporting is objective to help you make your decisions.

Seller Inspections (Pre-listing)

Prepare your house for sale BEFORE you put it on the market. With an additional pre-listing package, you can highlight important features as a selling point.

Our thoroughness provides home owners who are selling crucial information, giving you the ability to determine how you will precede with the issues your home may have. Therefore, you can better position your listing price and/or correct the issues. The most important issue is knowing you are reducing the likelihood of deals falling through.

We adhere to strict codes of ethics and standards. Our methodology is to identify areas of concern and provide solutions, not to “just provide a clean bill of health”. As we remain unbiased, we also offer buyers an opportunity to enter into an agreement with us for a fee if they chose to use the same report. This is not an obligation; however, for your benefit, we would never recommend relying on a report where you have no contractual agreement with the home inspector.

Certified Pre-Owned Homes

Modeled after the Certified Pre-Owned Automobile programs that have become very popular with auto buyers, the program is designed to have a Pre-listing Inspection on the property by a qualified Inspector who is a member of the of Certified Pre-Owned Homes Inspector Network, any deficiencies identified by the Inspector corrected and a Home Warranty is placed on the property for one year from closing for the benefit of the Buyer. The Home Warranty covers the structure, roof, heating and air conditioning systems, electrical, plumbing, ductwork as well as such components as central vacuum systems, door bells, garage door openers as well as appliances that remain with the house including refrigerator, stove, built-in ovens, microwaves and dishwashers.

Single Item Inspections

New Construction Inspections

The warranty process can be confusing on new construction properties. We can help you make the best use of your Tarion Warranty.

We understand the process and the warranty items. We know how to proceed so that warranty items are dealt with and your warranty is not jeopardized. We have been in many houses where warranty items were not addressed as the owners did not understand that issues were present. We understand that although the municipality has the obligation to inspect during the building process and review drawings, they are not required to inspect every detail of construction. Therefore, things will go un-noticed. We can help you to identify these areas while your home is under different stages of the Tarion warranty.

New Construction Consulting

We can help you if you are building a home or many homes. We can consult with you on your design to optimize the best areas and to improve for the most effective upgrades while reducing cost. Through BEC Construction Consulting group, we can get the build to earn Energy star certification, LEED certification or R2000 Certification.

Sewer Scope

Find out if you have sewer connection problems before you buy. This is not included in a typical home inspection but is strongly recommended. When you book an appointment, we can set up the scope inspection to be done while your home inspection is being performed.

Retrofit Upgrades Consulting and Testing/Inspection:

Acting independently from contractors we can help to determine the best bang for your buck and validate potential savings for the existing Grant program. While doing work for government grants, we notice that sometimes people do work that will earn grant money but miss opportunities that could be more cost effective and have higher potential paybacks. We can provide you information that will help you make better decisions now or for future planning.

Ventilation Consulting

Do you have condensation on your windows? It may not be your windows! We’ve helped many owners to solve the source of these issues. Is your house air stuffy or smelly? We can help to get the proper systems to improve the quality of air in your house. Our advice can ensure the proper system is chosen and setup efficiently.

Heat Loss Heat Gain

We can determine the block load of your house so you can correctly size your furnace or air conditioner. Our method will also take into consideration the actual amount of air infiltration of the house rather than an estimated amount.

Home Inspection Report

Get a home inspection report that will help you prioritize repairs and maintenance for the property and receive possible solutions or recommendations on how to find a contractor who can help you. Even if you own a home and want to tackle repairs or maintenance on your own, we can help you.
